KAILUA AREA NEIGHBORHOODS
The Kailua Area of the Oahu MLS is on the Windward (East/N.Eastern) Side of Oahu and includes the community of Kailua (Zip Code 96734) and nearby Waimanalo (Zip Code 96795). There are also a few parts of Kaneohe in the 96734 Zip Code, but these are in the Kaneohe section of the MLS.

Aikahi Park- This well-kept family neighborhood is in a relatively flat area of Kailua, located on the Northwest side of Mokapu Road, bordered by Kaneohe Bay Drive to the Southwest (except for Ilikaa Place, which is West of K Bay Dr. ordinarily considered part of Kalaheo Hillside) and Marine Corps Base Hawaii (Kaneohe Bay) to the East. Known for its good public elementary school district, this area has mostly single-family homes built in the 1960's, with a smattering of the later decades. Most are slab construction, ranch style, and square footage is all over the board, mostly from 1,200 to 2,000. Lot size varies widely from about 5,200 sq.ft. to over 11,000. Prices range from about $800K-$1.2M making it one of the more affordable single-family neighborhoods in Kailua. Aikahi Park also hosts the Aikahi Garden condominium complex, on Noke Street, for those in the market for 3/2 (1,200-1,400 sq ft) condominiums, priced in the $400K's. Because of its proximity to MCBH, Aikahi Shopping Center, and the beach, this neighborhood is a favorite among current and retired military personnel. Beachside - This is one of Kailua's most prolific neighborhoods, with homes beachfront or very close to the beach, on quiet streets and off private lanes. Prices here can start around $1M for fixers, but are usually around $1.2-2M, and range to possibly, $10-15 million for large beachfront lots. Homes can be mansions, sprawling plantation-style compounds, shabby beach cottages, and anything in-between. Lots vary in size as well, and there are still a few vacant lots available. It is located between the Kailua Bay beaches and the even-numbered side of N. Kalaheo Drive (but not including all of N. Kalaheo). To the Northwest, it is bounded by the Kawainui Canal and to the Southeast by Kailua Road and the Kawailoa neighborhood (Kailua Beach Park).
The Castle Estate, a 2 acre property in this area recently set 2007 records (so far) for Windward Oahu, selling for $11 million to a developer who will turn this property into three custom homes (1 the original Castle cottage). This sales price is the highest for Windward Oahu since the $24 million sale a year ago of two homes on Kailuana Loop, and the highest for Oahu since January, when a newly constructed single-family home in Kahala sold for $11.1 million.

Bluestone - Bluestone is a gated hilltop neighborhood which geographically bridges Lanikai with Enchanted Lake. It lies just North of Keolu Hills, bounded by Mid-Pacific Country Club and the hills above Lanikai. All properties are on Kalelepulu and Kamahele streets, in the "Bluestone" condominium/townhome development, built in 1979. Recent sold prices are in the $700K to $900 range (1500-2200 sq ft), many with golf course and/or mountain views. Note that the nearby single-family residences on Kamahele St. are considered to be in the Enchanted Lake neighborhood, and single-family residences on Kaelepulu St, on the other side of Bluestone, near the Mid-Pacific Country Club, are considered to be in Lanikai. Country Club Knoll - This family neighborhood includes the hills and other areas just South of Kailua Beach Park, if you turn right at the end of Kailua Beach Park (instead of turning left, up Alala, to go to Lanikai). Homes are relatively close to Kailua Beach and many have great ocean and/or mountain, or golf course views or frontage on the nearby Mid-Pacific Country Club course. Most homes there were built originally built in the 70s. Homes are mostly in the $1M to $1.3M price range and between 1700-2600 sq ft. Lots are from about 7,500-11,000 sq ft in size.

Coconut Grove - One of Kailua's older neighborhoods, on flat land, with some homes dating to the early 40's, Coconut Grove is the former site of a large coconut grove. It is the most affordable single family home area, with homes starting from around 600 sq ft in size, and about $600K. Lot size is generally between 3,700-7,000 sq ft, with a few much larger exceptions. Prices generally do not go beyond $1M and most are in the $650-900K range. Homes are in various stages of remodel in this eclectic area and streets tend to be narrow, but I have seen some gorgeous remodels and there are can be some very good values for investors or first-time home buyers. Some of the homes, particularly those along the marsh side can have very nice marsh/mountain views. There are also some apartment complexes and condominiums in this area, and it is convenient to shopping and restaurants, as it is near the middle of town. Most of the older homes are post and pier construction bungalows, without garages. Coconut Grove is approximately located South of (but does not include) Kaha Street, East of Kaiwanui Marsh, North of Pali Hwy/Kailua Road, and West of Maluniu Street.

Enchanted Lake - This family neighborhood lies in a mainly flat section of SW Kailua, which consists mostly of homes originally built in the 1960's. With a maze of curving streets all surrounding Kaelepulu Pond, it is located mostly inside the loop formed by Keolu Drive, but also, North of the loop, bounded by Mid-Pacifc Country Club Golf Course to the East, Auwina Street and Place to the North, and Hamakua Drive to the West. Most of the homes are fairly similar, slab construction, single-family ranch, unless renovated. Some homes are on the lake or canals, on which you can take out your kayak and paddle to Kailua Beach. Some of these waterfront homes are spectacular. Lots are usually good-sized from 7,500-11,000 sq ft. and the homes vary in size from about 1,200 to 3,500 sq ft. With prices from $700K to $1M (and $1M-1.3M for the most pricey waterfront lots), this can be one of the more affordable areas of Kailua.

Govt/Ag - This "neighborhood" consists of several different areas of Kailua, with unusual (agricultural) zoning or proximity to government property.
"Norfolk / Old Kalanianaole Road" area - This is an area off of HWY 72 (Kalanianaole), on the mauka side, between Olomana and just South of Keolu Drive. Most homes, in the community of Norfolk, are generally built in the late 80's and early 90's, have 2+ acre lots, and are very large, at least 3,000 and up to 10,000 sq ft. Many are quite impressive and have ocean views. At the foot of Olomana, this area is zoned for agriculture/horses. Country estates like this are rarely available, but might list between $1.2 to $2.0M, depending upon the property.
"Kaha/Kaiwanui Marsh" - This area is a cul-de-sac area at the West end of Kaha street, near the Koolaupoku & Coconut Grove neighborhoods, over looking the Kaiwanui Marsh, and these properties may have beautiful marsh/mountain views.
"1005 Kailua Rd: KOKONONO TRACT/KA LA'I O KAILUA/LAI I KAWAINUI" - This is a "Country" zoned area of Kailua, at the gateway to Kailua Town, across from Kaiwanui Pond, as you head east on the Pali Hwy. This is a neighborhood of lovely 2,500+ sq ft single family homes, on 1+ acre lots. If currently available, these might list in the $1.3M-2.3M range, depending upon the property.

Hillcrest - This is a relatively small and prestigious neighborhood, adjacent to Keolu Hills, and near Kailua Bluffs. The street names in the area all begin with A'U. The neighborhood consists of the streets East up the hill on Aulepe St. (which is parallel to Keolu Drive off of Nanialii) & also South up the kill on Akahai St. (which like Nanialii, is also off Keolu Drive). These single family homes start at around $1M and go up to $2M or more, depending upon the views and size of homes/lots, which vary considerably. At best, these homes are huge, on large lots, with pools, and have the best ocean, mountain & lake (Kaelepulu Pond) views in Kailua.

Kailua Bluffs -This neighborhood is one of the Southernmost in the Kailua Zip Code and lies South of the bottom part of the Keolu Drive loop, including and to the West of Akamai Street & the Keolu Hills neighborhood, and bounded by HWY 72 (Kalanianaole) to the West (but not including Akaakaawa and its connecting streets, which are in Kaopa). It consists of single family homes which are priced from about $800K to $1.7M, varying in size from about 1,500-3,000 sq ft. It also includes very afforable duplex/CPR homes in the Kaopa Park Place development (in the $500K's, at approx. 1,000 sq ft). Most of the homes are newer, built in the late 80's and 90's (Kaopa Park Place in 1991). Many have lovely mountain or ocean views.

Kailua Estates - This is one of the older Kailua neighborhoods, with original homes circa 1940, walking distance from the beach. It is in the area between Kailua Road (the odd-numbered 200-300 blocks) and the Enchanted Lake Canal (Kaelepule Stream) that leads to Kailua Beach, which is bordered by Kawailoa makai. The neighborhood continues mauka from the Kalapawai Market, across Wana'ao Road, just South of the Mormon Church.

Kaimalino - Bordered by the Southeast side of Mokapu Rd, Marine Corps Base Hawaii to the North, and the beach the East and the canal (Kaelepulu Stream) to the Southeast, this is another one of Kailua's premiere neighborhoods. Homes are generally larger than in most other neighborhoods 1800 sq ft and up, and all lots are over 10,000 sq ft. Date of construction runs from the mid-50s through now, and prices usually range from the low 7 figures to about $4 or 5 million.

Kalaheo Hillside - This area is North of Mokapu Road and West of Aikahi Park, bounded to the North by hills and West by H-3. It is a favorite of current and retired military and commuters because of its proximity to MCBH and the H-3. Homes are Check back soon for more information.

Kalama Tract - This is a nice area, closer to the beach, located between an area just makai of Kainalu Drive (Kalama/Coconut Grove) and bordered slightly makai of N. Kalaheo Drive (Beachside). Though, the Northwest section of the neighborhood, past Uilama street, is bounded closer to Maluniu street on the West. Pukoa St and Wilikoki bound the area to the North and the Southeast section crosses Kuulei Road. The homes are generally older, many dating from the late 30's, 40s, and 50's, some plantation style with post & pier consruction/some slab, but there are also lots of new remodels. The lot size is mostly 10,000 sq ft and larger, but some have been divided. Prices generally go from $1M up to $1.8M, with most being around the $1.1-$1.4M range, though occasionally, there are bargains/fixers under $1M.

Kalama/Coconut Grove - This neighborhood of older homes is directly East of Coconut Grove and just West of the Kalama Tract. It is bordered on the East approximately by the East side of Maluniu Street and goes about a few houses west of Kainalu Road. It is bordered on the North approximately by Kaha street and the South boundary goes to the commercial section of Kailua/Kuulei Road. As homes are a bit closer to the beach, and lots tend to be larger, with more sq footage in the homes too, the prices are a bit higher than Coconut Grove ($750K up to just over $1M). However, they are very similar in character and are in various stages of remodel. Many in this small area are on Kainalu, a busy road, or right off Kainalu, still a bustling area.

Kaopa - This newer neighborhood begins on the West part of Keolu Drive, bounded on the West by HWY 72 (Kalanianaole) and continues Northeast around the loop until about Hamakua Drive, and Southeast on the loop until and including Akaakaawa and the streets branching off it. This neighborhood has mostly newer single family homes ($700K-$1M) and condominiums.

Kawailoa - This is the beachfront neighborhood in and bordering Kailua Beach Park ending Northwest at Kailua Rd. Properties consist of single-family, as well as a few condos and rentals. There are a few older homes, but date of construction varies quite a bit. The streets in this neighborhood include Kaneapu Pl., Makalii Pl., Kawailoa Rd., the 300 block of S. Kalaheo Dr., Popoia and Alala Rd. It is a small area and properties rarely come on the market in this area, unless they are newly constructed/renovated. For example, in 2004, 521 Kawailoa (an almost 1/2 acre lot with a tear down) was sold for $2.3M. A new gated subdivision was built in 2005, with each of the high-end units going for between $1.5-$2M, many sold before constructed. New construction on larger single family lots with Beach Park frontage might sell for $2.5-$3M. Other, older single family homes might sell in the $1.2-1.5M range. An older 1200 sq ft condo would sell for around $750-$800K.

Kooluapoku - This is a charming Kailua family neighborhood, with wider streets, and some areas quite close to the beach. Lot sizes vary widely, getting larger as you get closer to the beach, and prices generally range from $700K-$1.5M, getting higher the further East you go, particularly East of Kainalu Street and on Kalaheo Ave. Koolaupoku is bounded on the North by Mokapu Road (Kalaheo Hillside), on the East by the 700-900 blocks of North Kalaheo (Beachside), and on the South by Kaha Street (Coconut Grove , Kalama/Coconut Grove & Kalama Tract). Following Kaha street West, it is bounded by the Kaiwanui Marsh. Home styles and construction, as well as size, vary greatly.

Keolu Hills- This Kama'aina family neighborhood is bordered by Keolu Loop to the West & includes Kuupau street to the North. It ends East at the hills located above & behind Lanikai and Bellows Air Force Station. The Southwestern border is approximately at Akamai Street (Kailua Bluffs), and the Southwest border is Keolu Drive Loop (Enchanted Lake). The lower part of Keolu Hills is comprised mostly of bungalow-style homes original to the early 1950s, most in various stages of remodel. Some are have been completely torn down and rebuilt, some are tear-downs. These start at around $700K, with tear downs in the $600K's, making this area one of the more affordable areas of Kailua. Homes are usually post & pier, with single wall construction and no garage (most have added carports), unless there has been a remodel. Square footage starts around 900, with the original floorplans, and goes up to over 3,000 from there, depending upon the remodel. The upper, very hilly, part of Keolu Hills, with its newer "executive homes" is more expensive, up to $1.2 million, often with very nice ocean and/or mountain views, larger sqare footage and larger lot sizes. This area is very convenient to shopping at the Enchanted Lakes Center (Safeway, Starbucks, Ben Franklin), and is just a few miles, by street, from Kailua Beach Park and Kailua Town. Kukanono - The Kukanono neighborhood in Kailua is very small and consists of only a few streets. It is located between the Pali Highway and Kawainui Regional Park. Homes rarely become available in this area, but if listed would probably be priced between $600K to $850K. Kukanono lot size varies from about 3,500 to 11,000 square feet and some lots have been split, with two homes. This neighborhood is conveniently located for commuters to Honolulu, and there are nearby walking and running trails at the Kawainui Marsh. Castle Medical Center is also next door and Kailua Town is a short drive.

Kukilakila - Kukilakila is a nice condominium development in Kailua, off of Keolu Drive, on the Northwest side (Mauka side) of the loop. Townhomes in this complex were built in 1973-74 and many have great views of Kaelepulu Pond (aka Enchanted Lake), where it is located. Fee simple properties range from about $550K to $800K, depending upon size and other features. Units typically come in 3 sizes: 931 sq ft (2/1 or 2), 1380 sq ft (3/2), and 1625 sq ft (3 or 4/2 or 3), though I have seen lanais enclosed to add square footage. These are double-wall construction. Amenities include a club house, boat dock, pool, tennis, BBQ, and a walking/running path. Units have garages and there is also guest parking.

Kuulei Tract - This is a very desirable family neighborhood with areas very close to the beach, Kailua District Park, and several cul-de-sac streets. It is bordered approximately by Kuulei Road to the Northwest, the odd-numbered 0-200 blocks of S. Kalaheo on the Northeast, the even-numbered 100-200 blocks of Kailua Road on the Southeast, and the even-numbered side of the 400 block of Kailua Road & the East side of Kailua Intermediate School & the 0-200 blocks of S. Kainalu Drive on the Southwest. Homes are mostly original to the 1970s, but there are some fabulous remodels, causing prices to range from $1.1-$1.8M, depending on size and proximity to the beach. These are slab foundation, ranch style homes and lots are usually over 10,000 sq ft.

Lanikai - Lanikai means "heavenly seas" and is one of the most desired, prestigious, and expensive areas of Kailua. Home or vacation spot to many local and national celebrities, such as the beloved late Don Ho, you will find multi-million dollar mansions and modern architechtural masterpieces mingled with plantation style homes and shabby beach cottages. As one of the first and oldest areas of Kailua, there are more very old (incl. 20's & 30's) homes left in this area of Kailua than any other, some beautifully restored. The beach, with it's soft white sand is world renowned and many homes are either beachfront or have a views of the ocean and nearby Mokulua islands, a wildlife preserve, to which people take out kayaks. It is very, very expensive and you really can't even buy a tear-down for much less than $2M. Prices range up above $10M, depending upon the property. It is located at the South end of Kailua Beach Park, up the Lanikai Hill (Alala Street). Homes start on a realtively flat loop road and branch out up the hills from there. The Mid-Pacific Country Club and Golf Course is located in Lanikai. Commuting out of Kailua to town is not as easy from this area, as there is only one road in and out. Bellows Air Force Station recreation Area is located directly South of Lanikai and the Bluestone condominiums and Keolu Hills neighborhoods are on the backside of Lanikai's hills.

Maunawili - Maunawili is one of Kailua's best kept secrets. A tranquil bedroom community, Maunawili is only 10 minutes (or less) from Kailua Town. Living here also shortens your commute to downtown Honolulu, as it is located off Auloa Road, turning South from the Pali Hwy (61) and heading into the country. Maunawili has many beautiful homes with spectacular mountain views, including some large estates on huge lots. With hiking trails and a waterfall nearby, Maunawili home prices range from $700K to $1.3M and up, depending upon lot and home size which vary greatly. There are really two sections of the community, one upper and one lower, closer to the Pali and the home prices vary between these two area. Most homes were built in the late 60's, 70's and 80's, but there are some homes of newer construction, as well.

Olomana - The Olomana neighborhood in Kailua is relatively small and houses do not come available here too often. A nice family neighborhood, it is relatively affordable, and includes convenient access to the Pali Highway and proximity to Castle Medical Center. Some of the homes here have great views of the Koolau Mountain Range and the neighborhood, itself, is named after Mount Olomana, the unique three peaked mountain in near proximity and view. Lot size in this area is generally between 7,500 to 8,500 square feet, with a few larger exceptions. Most homes range from 1,000 to 2,500 sq ft, and are of slab construction, built in the early 1960's. Homes are priced, usually, between $725K and $825K and tend to go quickly. The neighborhood is bordered by the Kalanianaole Hwy to the Northeast and the Pali Highway to the Northwest. It is backed to the South by natural wilderness. Olomana is near Maunawili, Pohakupu and Kukanono neighborhoods, and is near private schools, Le Jardin Academy and Trinity Christian School.

Pohakupu - The Pohakupu neighborhood is a relatively small subdivision in Kailua. It is bordered to the Northwest by the Pali Highway and to the Southwest by the Kalanianaole Highway. Great for families, this neighborhood features a large park with a playground for kids. Pohakupu homes were built in the late 1950's and early 1960's, and are among the most affordable in Kailua, selling usually between $625K and $800K. Lot sizes in the Pokakupu subdivision mostly range from about 7,500 to 8,600 square feet. Homes are 3 bedroom and up, usually ranging from 1,100 to 2,400 sq ft. Like nearby Olomana and Kukanono, the Pohakupu neighborhood is great for commuting to Honolulu, as it has great highway access. it is also near Castle Medical Center and convenient to Le Jardin Academy and Trinity Christian School. Some of these homes may have very nice mountain views.

Waimanalo -Waimanalo is a Windward Oahu community, just 1/2 hour from Honolulu via the Kalanianaole or Pali Highways. It has a picturesque location, between Waimanalo Bay and the Ko'olau Mountain Range. There are some lovely beachfront properties and also, some more affordable homes. The beaches here are fabulous, turquoise waters and white sand. And the Ko'olau Mountain Range is much closer in, almost to the beach, in parts of Waimanalo, making for the most amazing mountain views. As the people who live there say, "'Nalo" is God's country.
Compared to other areas of East Oahu, Waimanalo has a more rural feel and more traditional Hawaiian culture. It a larger percentage of Native Hawaiians residing here than in most other parts of the island and is the location for one of the largest Hawaiian Homestead land bases on Oahu, with more than 1,906 acres dedicated to the people.
Local businesses include plant nurseries and farms, some growing orchids, ornamental plants and organic produce. There are horse stables nearby, as well as a few small shopping areas and a golf course. Conveniently located, it is only about 4 miles or so from Kailua Town Center and its shopping district. And Hawaii Kai is only about a 20 min drive the other way, on one of the most scenic highways in the world. Areas of interest include Sea Life Park, Bellows Air Force Station Recreation Area, and the Makapu'u Point Lighthouse.
Waimanalo is its own "town," separate from Kailua. However, in the O'ahu MLS, you should search for properties by Zip Code 96795 or under the "Kailua Area" for this community. Prices, quality and size of homes range all over the board in Waimanalo.
